Inspections for House Construction during COVID-19 pandemic
Please be advised that the City of Toronto, and other Municipalities, are temporarily suspending construction site inspection work that is required under the Building Code Act. On March 18, 2020 we were advised by the City of Toronto that most Municipal Inspectors will accept a Site Review Report, stamped by a P.Eng., in lieu of Municipal Inspection, so that in certain cases, construction work may continue. Please note that we believe that most inspectors will accept this protocol, but we cannot guarantee 100% that an inspection by one of our Engineers will be sufficient to satisfy the inspector at a later date; as such, there is a possibility (albeit remote) that despite our inspection report, you will be required to expose work that we inspected at a later date; we cannot be liable for any such occurrence.
If requested, our office is able to offer site inspection services for certain stages of construction; these would generally include inspection for footings, foundation walls, framing, insulation and vapour barrier. We cannot carry out field reviews for plumbing and HVAC as we are not qualified designers in these areas (you may wish to contact a Mechanical Engineer for this purpose).
Please feel free to call our office at 416-489-1228 to schedule site visits if needed. Or fill in our Contact form. The fee for a site visit depends upon location (travel times vary). We will only carry out inspection of work for which we have expertise and are professionally competent. We will require payment prior to the time of our site visit and we will only report on what we can see. Contractors should not cover anything that would normally require direct inspection from a municipal building inspector.
We will require that our personnel stay at least 6 feet away from workers on the site and avoid touching any surfaces, to ensure that no indirect transmission of COVID-19 is possible. We will also require, prior to our site visit, that a copy of the approved permit plans be sent to us electronically, so that we can review the plans on a tablet or pc during our field review; We do not wish to handle hard-copy permit documents that are on site.
We wish you continued health and safety moving forward during this difficult time.
